Development Phase

  • Mobilize and establish on-site offices and facilities, including phones, computers and start-up staff.
  • Review evolving project plans to identify means and method and establish preliminary project schedule.
  • Evaluate local market and establish preliminary bid lists and suppliers.
  • If applicable, work with owner and architect to establish a preliminary project budget and schedule.
  • Develop bid packages as related to the various trades and pre-qualify contractors for bid lists.
 

Contract Documents

  • Review plans and specifications with owner and architect for completeness prior to sending bid packages.
  • Establish procedures for bidding, scheduling, change orders, reporting and project responsibilities.
  • Identify long lead-time items and begin pricing and purchasing.
  • Work with owner and architect to insure that all final governmental agency approvals are obtained.
  • Mobilize complete project staff for start of construction.
  • Provide project master schedule.
  • Begin project reporting to owner.
  • Implement a policy and procedure regarding job safety and security.

 


Bidding and Awards

  • Distribute bidding documents.
  • Schedule and conduct pre-bid meetings as required to clarify specifics of project.
  • Update preliminary budgets and schedules to owner as the information is obtained.
  • Receive and analyze all bids and review with the owner.
  • Finalize budget and project schedule.
  • Award subcontractors and issue purchase orders per project schedule.

 

Project Scheduling

  • Review the project schedule with all trades and develop methods to insure that the project schedule is met.
  • Adjust the schedule for changing conditions and unanticipated interference's.
  • Update a master schedule on a monthly basis to show status of work in progress.
 

Construction, Project Management and Supervision

  • Obtain all necessary permits, licenses and inspections required.
  • Assure that all material, equipment and work performed are in accordance with the contract documents through daily inspections of work performed.
  • Maintain a current set of plans and specifications, including addendum, on the job site; along with all approved permit documents.
  • Maintain an as-built plan to be turned over to the owner upon completion.





  • Arrange for all required inspections and testing according to project documents.
  • Coordinate with all local government authorities and utility companies involved.
  • Arrange job site progress, scheduling and safety meetings with subcontractors and owner.
  • Receive, check and process to owner all releases of claims required prior to final payment of contractors.
  • Apply for and obtain a final Certificate of Occupancy for the project as required by the contract documents.
  • Process shop drawings and submittals promptly to avoid project delays.
 

Cost Control

  • Receive and process payments and draws from suppliers and subcontractors; process draws to the owner according to project draw schedule.
  • Review all changes proposed or required, and make recommendations regarding their impact on cost and scheduling.
  • Make available to the owner the overall cost record for the project. The documents will include contract cost records, copies of all invoices, contract billings, cash receipts and disbursements.
  • Review project documents and materials for any value engineering available.
